Utility Applications: What Documents Do I Need?

Applying for new utility connections can feel overwhelming, especially if you're managing a self-build, extension, or a small development project. One of the biggest sources of delay we see at Morganised Multi-Utility is missing or incorrect documentation.

To help you prepare, here’s a clear breakdown of what documents are typically required when applying for water, electricity, gas, and telecoms connections in the UK.

Why Documentation Matters

Utility providers rely on accurate plans and information to assess your application, calculate costs, and confirm if there’s capacity on the network. The better prepared you are, the faster the process will move. Each utility has slightly different requirements, but there is a core set of documents that most will ask for.

Key Documents You Will Need

1. Site Location Plan

A scaled map showing where your site is, often referred to as a 1:1250 or 1:2500 scale plan. Make sure your site boundary is clearly marked in red.

2. Site Layout Plan

A detailed plan (usually to scale 1:500 or 1:200) showing the layout of buildings, access roads, and the desired meter locations. Required for planning trench routes and meter placements. Must show driveways, boundaries, and any shared access.

3. Planning Permission

A copy of your granted planning approval or confirmation from your local authority. Most providers won’t progress applications until planning has been granted.

4. Build Schedule or Timeline

A rough timeline showing key build milestones, especially when you anticipate needing connections. Helps providers plan their works in advance.

5. Load Calculations (for Electricity)

If you’re installing equipment like EV chargers, air source heat pumps, or electric-only heating, you’ll need to provide estimated electrical demand in kVA. A standard house might use 8–12kVA, but this can rise significantly with modern technology. Some suppliers provide load forms, or we can help calculate this for you.

6. Water Fittings Table (for Water Load Assessment)

Most water utility providers will request a Water Fittings Table as part of your application. This table lists all water-using appliances and fittings within the property, and helps assess demand and determine the appropriate connection size.

You will typically need to include:

  • Number of toilets, basins, showers and baths

  • Washing machines and dishwashers

  • Outside taps or irrigation systems

  • Water softeners or booster pumps

  • Any commercial use (e.g. salons, cafes, home offices with sinks)

This table allows the water provider to assess whether a standard domestic connection is sufficient, or if you need a larger supply.

We can provide a template and guide you through filling it in.

7. Point of Entry and Meter Locations

Utility companies will usually ask you to confirm where you’d like services to enter the property and where the meters will be installed. We recommend placing meters in accessible locations with a clear path from the public footpath or highway.

8. Soil or Ground Information

In some cases (particularly for water or electric), you may be asked for trial pit photos or basic soil information. This helps them plan trenching methods or determine if specialist equipment is needed.

9. Wayleave/Easement Information (if required)

If your trench route crosses third-party land (e.g. a shared driveway or neighbour’s plot), you’ll need formal written permission from the landowner. We can guide you through this process if needed.

Optional but Helpful Documents

  • Utility Search Report – shows the location of existing utilities around your site

  • Photos of the site entrance or layout – help suppliers understand access or obstacles

  • Topographical survey – useful for larger or more complex builds

Do I Need to Submit These to Every Utility Provider?

Yes – each utility (gas, water, electric, telecoms) will usually require their own version of these documents. Unfortunately, they don’t share information between them. That’s where using a multi-utility consultant like Morganised can really save you time.

We collect and manage all your documents, make sure they meet each provider’s standards, and submit everything on your behalf.
